Buying new? You need your own advocate – and it costs you nothing.

There's meaningful new-home activity across King Township right now – builder communities underway and in pre-construction across King City and Nobleton. Every one of them has a sales representative in the model home. That person works for the builder. I work for you.

Before you visit any sales office

Register your own representation first. With most builders, once you've visited a sales centre or model home on your own – or signed in at the door – you may permanently lose the right to add an agent afterward. The only way to guarantee independent representation is to have me register you before that first visit. This takes one email.

It costs you nothing

Builders cooperate with buyer's agents and pay the commission directly – the same price appears on the purchase agreement whether or not you bring your own representation. There is no version of this where declining an agent saves you money.

The builder's terms favour the builder

Purchase agreements, upgrade pricing, closing-cost adjustments, and occupancy timelines are all written by the builder's lawyers. Someone should be reading them for you before you sign.

The real costs hide in the fine print

Development levies, Tarion enrollment fees, HST treatment, and adjustment costs at closing can add tens of thousands of dollars beyond the purchase price. Buyers are routinely surprised by this – I make sure you aren't.

Builder reputation, the community plan, resale demand for the model you're considering, and how it compares to resale alternatives in the same price range.

Review the agreement

The purchase agreement, Tarion new home warranty coverage, deposit structure, and occupancy terms – explained plainly before you sign anything.

Negotiate where it's possible

Upgrade pricing, included features, and closing-cost caps are often more negotiable than builders present them as being – especially with informed representation.

Stay with you to closing

Construction updates, occupancy timing, and your Tarion pre-delivery inspection – I attend and advocate for you, not just at the sale.
